Roofing: I inspect all roof surfaces inside and out. I report on the type of roofing materials and the expected life span of these materials. My report will also include any defects to the flashings, chimney and skylights.

Exterior: I inspect the exterior of the structure describing the materials used and the defects found as pertaining to the gutters, soffits and facia, windows, wall surfaces, walkways, patios, driveways, retaining walls and garages.

Structure:  All aspects of the structure are defined and inspected. Aspects include foundation configuration, ie: (basement or crawl space), posts, beams, floor construction, type of bridging, sub-flooring, walls and roof framing. Defects will be reported on for all these areas and will also include sill plates, footings, stairways and roof sheathing.

Electric: Electrical inspectable items will include service entrance, main disconnect panel, distribution panel, fuses / breakers, system grounding, distribution wiring, outlets, switches, lights, ceiling fans, smoke detectors and carbon monoxide detectors which have now become mandatory in all family dwellings.

Heating: All types of heating systems are inspected. Types of heating systems include electric, gas forced air, gravity, hydronic hot water closed and open systems and steam heat systems. All aspects of these systems are inspected and included in the report.

Cooling:  Cooling inspectable items include type, capacity, and age. I will also inspect the indoor and outdoor coils, compressor, refrigerant lines, condensate drain, outdoor fan, whole house fan and evaporative coolers.

Plumbing: All aspects of the plumbing system are inspected. Areas include service, supply and waste piping, pumps, water heater, water flow, outdoor spigots, sinks, toilets, bathtubs, showers, whirlpool tubs, bidets, laundry tubs and laundry circuits.

Interior: Some of the interior inspectable items are floor, wall and ceiling finishes, windows, doors, fireplaces, below grade leakage, cabinets, trim work, staircases and closets.

Insulation: Items to include type, and presence in the attic, on pipes, ductwork, in crawl space, air and vapor barrier and roof and crawl space ventilation.

Appliances: Range, oven, exhaust vents, garbage disposal, trash compactor, central vacuum, door bell, refrigerator, clothes washer and dryer will all be tested.

Environmental: Presence of past or present termites, carpenter ants, mice, animals, asbestos, lead pipes and lead paint will be inspected for.
